Development Criteria and
Submissions Protocol

Equity Residential® (NYSE: EQR) is the largest publicly traded owner, operator and developer of multifamily housing units in the United States. We have more than 200,000 units in nearly 1,000 properties in 33 states.

Equity Residential is seeking development deals with the following characteristics:

Location and Size
We pursue development opportunities in major metropolitan areas.

Asset Size
We typically seek development opportunities for communities of 200 units or more. We will consider smaller projects in select markets, such as infill locations.

Deal Structure and Size
Equity Residential invests directly and in joint-venture structures, earn-out transactions, market cap rates, or multiple property pools. As an UPREIT, Equity Residential is able to issue operating partnership units as an alternative to cash, providing the seller with tax deferment advantages.

We will consider single-project developments and multiple-project pools.

Development submissions: required information

To complete a preliminary investment analysis, Equity Residential requires the following information:

  • Full property description
  • Market information (including sales and rental comps)
  • Location map
  • Architectural renderings, including project site plan, unit floor plans, building plans, and preliminary elevations
  • Location map(s) showing surrounding street network and how the site relates to the area
  • Aerial photographs of the surrounding area
  • Color photographs of the site and surroundings
  • Pro forma
